Tell-tale signs include:

• Errors in the description of your property on the tax bill.

• Compatible homes in the area that have sold for less than your appraised value.

• Neighbors with lower assessments on similar houses. Some homes retain the same assessed value for years and assessed values often don’t rise in step with market values or home sale prices.

• Value reducers in your home or area, including drainage problems, easements, re-zoning, heavy traffic, nearby railroad tracks, freeways, industry or toxic waste.

Depreciation factors, including age, the quality of materials, inefficient heating, structural cracks, deterioration, or chronic defects.

The AHA’s kit is a good deal because it’s an informative package that is free. NTU’s costs $7, but likewise remains a bargain from an independent non-commercial source. However, your local jurisdiction has all the information you need to appeal your property tax assessment and it’s a good bet that information and the process is free.

Watch out for private, sometimes questionable property tax reduction operations charging larger fees and promises. Avoid official-looking mailings and email come-ons that offer to do the work for you — for a fee — with “guarantees.” Some are out right scams appealing to your sense of dread at going it alone. atlanta gardening|garden cumming ga

I just love gardening, but have yet to find time to do it. In Atlanta, I did not find a group that are much interested in gardening, especially in North Atlanta areas.

Anyway today I’ll shop around to find some raised baeds, edging materials, etc.. I may visit HoeDepot, Lowes, Walmart, Pikes or other stores.

I’ll browse around at walter reeves web site. I heard his show in wsb radio and am interested in knowing more from hos web site.

Palm Pre vs. iPhone

I just heard about Palm Pre this afternoon on my way home through NPR. It loks like finally we got a competitor for IPhones. Palm is a great company who invented Palm Pocket PC or Parl Pilot.

I hope to buy an iPhone before but the subscription is a little bit expensice. Palm Pre is to be 30 dollars less than iPhone’s AT&T service through Sprint.

Life is good

I took a walk after sending YY to school and MM to daycare. Streets are quiet and I can only hear the sounds of my steps.

It’s a sunny day. The garlic in my garden looks beautiful. The leaves are getting thicker and greener.

Going south on I-75/I-85 (from the north, Marietta, Buckhead, Norcross) take the 249D exit, the North Avenue exit. Take a left off the exit onto North Avenue . You will travel through one stop light before you reach West Peachtree Street. Take a left onto West Peachtree Street. (This is a one-way street going north.) Follow West Peachtree Street until you reach 10th Street. Take a right onto 10th Street. Crescent Avenue is your next right before you reach the next traffic light. You will see the house ahead of you once you turn onto 10th Street. Turn right onto Crescent Avenue and you will see our complimentary parking lot on the right .

From downtown Atlanta, head north on Peachtree Street. The house is on the corner of 10th and Peachtree Street. Take a left at the corner of 10th and Peachtree. Take your first left, Crescent Avenue, which is directly behind the house. You will see our complimentary parking lot on your right.

By public transportation:
The Margaret Mitchell House is one block east of the Midtown Marta Station. When you leave the Marta Station by the Peachtree Place exit, turn left and walk up the sidewalk to the light at Peachtree Street. You will see our entrance sign on the sidewalk.

Free Parking:
Free parking is available adjacent to the property.

Vehicle Parking: Free parking is available on John Wesley Dobbs Avenue between Jackson Street and Boulevard.

No special arrangements are needed since most of the park is self-guided. However, you will need to register to tour the Birth Home of Dr. King. Reservations for touring the Birth Home are handled on a first-come first-serve basis the day of your tour, in person. No advance reservations can be made. Register at the Visitor Center Information Desk.

Web site enhancements: Need your input

The next board meeting will be held on December 18. One of the agenda items is to discuss ways to enhance our web site. Your inputs are much appreciated. Here is the wish list for our web site I can think of:

  • Resident surveys/polls
  • “Contact Us” fill-in forms which will direct to Property Manager’s email automatically.
  • Resident self-posted classified ads/activities (do we need something like a forum)
  • Coventry photo gallery hosting all activity pics, preferably residents can self-post.
  • Each registered user has his/her own personalized profile/info so residents can know each other better.
  • Ability to post ads within certain periods, and can rotate the ad placements on the site.

You may provide your input by December 17.

I also added a WordPress page titled “Coventrians Recommended”. Some user commented in my first post that fieldstone has a good web site.

I also posted “any ham radio operators?” and one replied that he is one of them in the community! Internet is really cool stuff, isn’t it?

What I want from myvidoop

I am a heavy myvidoop user. This is a great tool to store passwords online. However, as my password list is getting larger, it loads slow and keep lots of duplicate passwords. So What I wnated most now is another plugin to remove duplicate entries – This makes it easy to merge databases and clean up (import, then remove).

If myvidoop is improving and listening to its users, here is the one.

Apple Picking Orchard, Corn Maze and Pumpkin Patch in North Georgia

We (especially kids) really have had a good time there last week, on our way back from apple picking at B J Reece Orchard. Amicola falls is on our way but we had no time this time. The hwy 52 is beautiful. The orchard is about 64 miles away from home but next time we may try another route, i.e. via Hwy 400 then Hwy 53 then Hwy 52.
